Accommodation and Cancellation Terms and Conditions

1. Introductory Provisions

These Accommodation and Cancellation Terms and Conditions govern the rules for booking, payment, cancellation and stays at the Nová Stodola property in Ždiar. They also include rules for the safe and considerate use of the property.

By booking a stay, paying a deposit or checking in, the guest confirms that they have read and understood these Terms and Conditions and agree to comply with them.

Any legal relationships not governed by these Terms and Conditions shall be governed by the laws of the Slovak Republic, particularly the relevant provisions of the Civil Code and consumer protection legislation.

2. Accommodation Bookings and Payment Terms

Accommodation may be booked primarily through the website, by email or by telephone.

A booking is considered binding and confirmed once a deposit equal to 50% of the total price of the stay has been paid, unless otherwise agreed in writing in the booking confirmation.

The deposit or the full price of the stay must be paid no later than two business days after the booking has been confirmed. If the payment is not credited within this period, the operator reserves the right to cancel the booking.

The deposit should preferably be paid through the payment gateway. In exceptional cases, payment may be made directly to the operator’s bank account. The operator does not accept cash payments.

The outstanding balance must be paid no later than upon check-in or in accordance with the arrangements specified in the booking confirmation.

3. Check-in and Check-out

Check-in is available from 3:00 p.m.

Check-out is no later than 11:00 a.m.

Self-check-in is provided using a secure key lockbox located to the right of the entrance door. The code required to open the lockbox will be sent to guests by SMS or through an application.

Upon departure, the guest must turn off the lights, ensure that all water taps are closed, switch off appliances, close the windows, lock the property and return the key to the lockbox, unless otherwise agreed.

4. Cancellation Policy

A booking cancellation must be submitted in writing by email to the operator’s contact address stated on the website or in the booking confirmation. The cancellation date is the date on which the operator receives the written cancellation.

4.1 Peak Season and Special Dates

Peak-season and special dates include, in particular, the summer holidays, winter season, school holidays, public holidays, long weekends, Easter, Christmas and New Year’s Eve. Due to high demand during these periods, any individual cancellation terms must be specified in the booking confirmation. Individually agreed terms take precedence over the general cancellation policy stated above.

4.2 Changing the Dates of a Stay

The dates of a stay may be changed only by mutual agreement and subject to current availability.

If a request to change the dates is made less than 30 days before check-in, the operator reserves the right to treat the change as a cancellation of the original booking.

4.3 Recommendation for Guests

Guests are advised to take out travel insurance that includes cancellation cover. This may help cover unexpected events such as illness, injury or other serious reasons for cancelling a stay.

5. Property Capacity and Visitors

The maximum capacity of the property is seven people.

Only registered guests may stay at the property.

Visits by third parties are permitted only with the operator’s prior consent.

Exceeding the property’s maximum capacity or accommodating unregistered persons may result in the immediate termination of the stay without entitlement to a refund for unused services.

6. Safety, Health and Fire Safety Rules

The property is constructed entirely of wood. All safety and fire prevention rules must therefore be strictly observed.

Smoking is strictly prohibited throughout the property and in its immediate surroundings. This prohibition also applies to electronic cigarettes, vaporizers and similar devices.

The use of open flames within or around the property is prohibited. This includes, in particular, candles, oil lamps, fireworks, portable cookers, fire pits and other sources of open flames, unless the operator has given express permission.

The pellet stove is used solely to maintain the property’s temperature and is not in operation during guests’ stays. Guests must not use or operate it.

Guests must not interfere with the electrical wiring, safety equipment, smoke detectors, fire extinguishers or technical equipment of the property.

Guests must use the property and its equipment safely, for their intended purposes and in a manner that does not endanger life, health, property or the surrounding environment.

In the event of a malfunction, emergency, injury, suspected fire or other exceptional incident, the guest must immediately contact the responsible person or the emergency services.

The property is equipped with smoke detectors and fire extinguishers. A first-aid kit is located in the entrance hall next to the fire extinguisher.

In the event of an immediate threat to life, health or property, call the emergency services on 112, 150 or 155.

7. Use of the Property and Its Facilities

7.1 Kitchen and Food Preparation

Meals are not provided at the property. Guests may use the kitchen to prepare their own food.

The kitchen is equipped with a ceramic hob, oven, dishwasher, refrigerator and coffee machine.

After using the kitchen, guests must wash and put away all dishes, clean the work surfaces, remove food remains, keep the refrigerator clean and never leave appliances switched on unattended.

7.2 Bathrooms, Toilets and the Biological Wastewater Treatment System

Guests have access to one bathroom with a shower and toilet, one bathroom with a bathtub and one separate toilet.

Bathroom and toilet facilities must be used with care and kept clean.

The property is connected to a biological wastewater treatment system. The drainage system must therefore be used responsibly.

Items that may damage or block the treatment system must not be flushed down the toilet. These include, in particular, wet wipes, sanitary products, nappies, cotton pads, food and other waste.

7.3 Waste and Recycling

Guests must place waste in the designated containers and separate it in accordance with the waste-sorting rules of the municipality of Ždiar.

Waste containers are located in front of the property, behind the wood storage containers.

Upon departure, guests are asked to dispose of ordinary household waste in the designated containers in front of the property, unless otherwise agreed.

8. Terrace, Surroundings and Quiet Hours

Guests may use the terrace and the outdoor seating area by the property.

Guests must keep all outdoor areas clean and tidy, refrain from leaving rubbish or food remains outside, respect the neighbours and surroundings, and comply with the prohibition on smoking and open flames.

Quiet hours must be observed between 10:00 p.m. and 6:00 a.m. During quiet hours, loud music, excessive noise and any other activities that could disturb the surrounding area are prohibited.

9. Children

Children may stay in and around the property only under adult supervision.

The adults staying with the children are responsible for their safety and behaviour and for any damage caused by them.

10. Pets

Pets are not permitted at the property unless the operator has given prior express written consent.

Guests must not bring dogs, cats or other pets into the property or its premises without the operator’s express consent.

A breach of the prohibition on pets may result in the immediate termination of the stay without entitlement to a refund for unused services. The guest may also be required to compensate the operator for any resulting damage or additional cleaning costs.

11. Wi-Fi and Internet Access

Wi-Fi is available to guests at the property.

Guests must use the internet connection in accordance with applicable laws and must not use it for any unlawful activities.

12. Parking

Private parking is available directly by the property.

Vehicles must be parked only in the designated area and must not obstruct access to the property, neighbouring land or the road.

Guests park their vehicles at their own risk. This does not affect the operator’s liability in cases where such liability is established by applicable law.

13. Damage, Malfunctions and Guest Liability

Guests must report any malfunction, damage to the property or its equipment, or other exceptional incident to the operator without undue delay.

Guests are liable for damage caused to the property, its furnishings or equipment during their stay to the extent provided by applicable law.

The operator is entitled to claim compensation for damage either at the property or subsequently, once the extent of the damage has been determined.

If the prohibition on smoking or open flames is breached, or in the event of another serious violation of the safety rules, the operator may claim reimbursement of reasonably incurred costs for cleaning, repairs, remedying the consequences of the violation or compensation for damage.

14. Operator’s Right to Cancel a Booking or Terminate a Stay

The operator reserves the right to cancel a confirmed booking or terminate a guest’s stay for serious operational, technical, safety or emergency reasons. In such a case, the deposit paid or an appropriate portion of the price corresponding to unused services will be refunded to the guest.

In the event of a serious or repeated breach of these Terms and Conditions—particularly the prohibition on smoking or open flames, disturbance during quiet hours, exceeding the property’s capacity, accommodating unregistered persons or using equipment not intended for guest use—the operator reserves the right to terminate the stay without entitlement to a refund for unused services.

The operator is not obliged to provide or arrange alternative accommodation unless required by applicable law or an individual agreement.

15. Personal Data Protection

Guests’ personal data are processed exclusively for the purposes of managing bookings, providing accommodation services, communicating with guests, fulfilling the operator’s legal obligations and protecting the operator’s legitimate interests.

Details regarding the processing of personal data may be provided in a separate privacy policy published on the operator’s website.

16. Final Provisions

These Accommodation and Cancellation Terms and Conditions are binding on all guests throughout their stay.

By confirming a booking, paying a deposit or checking in, the guest declares that they have read and understood these Terms and Conditions and accept them in full.

If any provision of these Terms and Conditions is found to be invalid or unenforceable, this will not affect the validity of the remaining provisions.
